A commercial Maytag washer or dryer may run many cycles a day, more than a home unit runs in a month. Wear that takes years at home shows up quickly. The routine below catches problems while they are still small and keeps the room usable.
Weekly
- Clean lint screens and the area around each dryer.
- Wipe door seals and dispensers on front-load machines.
- Check floors for water and listen for new noises.
- Empty coin boxes on schedule so they do not jam.
Monthly
- Look behind the machines for hose leaks and kinks.
- Check that machines sit level and have not walked out of position.
- Check the dryer vent flap outside.
Yearly
- Have dryer ducts cleaned and checked for crushing.
- Replace fill hoses on a set schedule.
- Have belts, door locks and drain pumps inspected before the busy season.
Keep a Log
A notebook by the door, with the machine number, date and complaint, shows which unit keeps failing. One machine that needs a repair every month is a sign to decide whether to repair it or retire it.
What We Can Judge on a Visit
We can tell you which machines are worth keeping, which parts are wearing and which units are due for replacement, so the yearly budget is not a guess.
Train the Room
Post short instructions on loading and lint screens. Overloaded machines and clogged screens cause a large share of the service calls we see in shared rooms, and a clear sign costs very little. Fixing a drip this week prevents a flooded room next month.
Planned visits are available through commercial laundry repair. Tell us how many machines you have and the hours the room is busiest, and we will plan around them.
